Paver Restoration in Brevard County: How Faded Pavers Are Cleaned, Re-Sanded, Tinted and Sealed

· By Jacobs Pressure Cleaning

Faded, gray or weedy pavers usually do not need to be replaced. In Brevard County, most tired driveways, patios and pool decks can be brought back with a deep clean, fresh joint sand, color work where it is needed, and a sealer. This guide walks through each step, what it fixes, and what a real restoration looked like on a riverfront home in Rockledge.

What is paver restoration?

Paver restoration means cleaning, re-sanding and sealing the pavers you already have so they look and hold together like new, without tearing them out. Faded pavers can also be tinted back toward their original color before sealing.

It goes further than a quick pressure wash. A wash removes surface dirt. Restoration also deals with the joints, the color and the protection, which is what keeps the result from sliding back within one rainy season. It is the restoration side of our paver sealing service.

How do you know your pavers need restoring, not just cleaning?

Your pavers need restoring when the color has washed out, the joints are empty or growing weeds, or bricks have started to shift. Dirt on its own only needs a cleaning. Common signs on Brevard properties:

  • Color that has faded to a chalky gray, especially in full sun
  • Sand washed out of the joints after summer storms
  • Weeds, grass or ant hills coming up between the bricks
  • Green or black growth in shaded areas and along the pool edge
  • Pavers starting to shift as the joints empty out

Why do pavers fade and lose sand in Florida?

Florida sun wears down the color at the surface of concrete pavers, and heavy rain flushes loose sand out of the joints. Humidity and shade then let algae and mold settle in.

Pool decks take extra wear from splash and foot traffic, and driveways under oak trees stay damp long after a storm. That is why two homes on the same street can need very different work. If the pool deck is part of the job, our pool deck cleaning guide covers the rest of the pool area.

What are the steps in a full paver restoration?

A full restoration runs in five steps: deep clean, clear and re-sand the joints, let the surface dry, tint if needed, then seal. Skipping the cleaning or the drying is where most sealing problems start. At Jacobs Pressure Cleaning, the order is:

  1. Deep clean the pavers to remove dirt, algae, mold and weeds from the surface and the joints
  2. Clean out the joints and refill them with locking sand
  3. Let the surface dry, usually 24 hours or more
  4. Tint faded pavers where the owner wants the color brought back
  5. Apply sealer, usually in two coats, and let it cure at least 24 hours before normal use

Sealing over dirty pavers locks the dirt in, which is why the deep clean always comes first.

Why do pavers need to be re-sanded before sealing?

Joint sand is what locks pavers together. When rain washes it out, pavers can shift and weeds move in, so the joints are cleaned out and refilled before any sealer goes on.

Locking sand is joint sand made to firm up once it is in place, which helps it stay in the joints longer than loose sand. Sealer applied over freshly sanded joints helps hold that sand where it belongs.

Can faded pavers be tinted back to their original color?

Yes. Faded concrete pavers can often be tinted back toward their original color with a penetrating tint that soaks into the surface, then sealed to protect it.

A tint is different from a clear sealer. A clear sealer deepens the color that is already there. A tint puts color back into the paver itself, which is why it works on brick that has gone gray rather than just dull. Not every job needs it. Pavers that still hold their color usually only need a clean and seal.

Wet look, natural finish or tint: what is the difference?

A wet-look sealer adds shine and deepens the color, a natural finish keeps a matte look, and a tint restores color that has faded. Tinted pavers still get a sealer on top.

Which one fits depends on the pavers and the look you want. We will tell you what makes sense after seeing them.

What did a full restoration look like on a Rockledge riverfront home?

On a Rockledge riverfront estate, the crew cleaned, re-sanded, tinted and sealed a multi-car brick driveway and a large pool deck that had faded to a chalky gray.

The pavers had gone years without care, with weeds and shifting joint sand. The crew used commercial-grade surface cleaners to strip the mold, algae and rooted weeds, refilled the joints with locking sand, and applied a penetrating tint that brought the brick back to a deep terra cotta. A breathable sealer went on last to protect the color. The full job, with photos taken on site, is in our Rockledge paver project record.

How long does a paver restoration last?

Plan on recoating the sealer every 2–3 years. Full sun, pool splash and heavy traffic wear it faster, and shaded areas may need a cleaning between recoats. Keeping up with recoats is what protects the color and the joint sand underneath.

What a restoration costs depends on the size, the condition and how much prep and color work is needed. Our Brevard County cost guide explains the quote factors.

Can pavers be restored during the rainy season?

Yes, in a dry window. Cleaning can usually happen any time, but the pavers need to dry before tint or sealer goes on and stay dry while it cures, so that part is scheduled around the forecast.
